What Is a ZIP Code?

ZIP codes (Zone Improvement Plan codes) were created by the USPS in 1963 purely for mail delivery efficiency. They're defined by mail routes, not community boundaries. A single ZIP code can span multiple neighborhoods with very different characters β€” affluent and struggling blocks can share the same 5 digits.

What Is a Neighborhood?

Neighborhoods are organic geographic communities defined by their residents, history, and physical boundaries (rivers, highways, railroad tracks). They have identities, names, and cultures that ZIP codes never capture.

Why This Matters for Home Buyers

ZIP code crime statistics, school data, and income averages represent the average across the entire ZIP β€” which may span very different micro-areas. A ZIP code with a "C" crime grade might have excellent blocks right next to troubled ones. Street-level research is always necessary.
